high level hand or digital overlay drawings demonstrating initial design response, spatial qualities and material selections. Includes 3D massing and solar study.

schematic design
progression from concept design developing movement, sequence, hierarchy of spaces and relationships. Develop external elevations, sectional relationship diagrams and aperture locations. Typically aligns with the development application process in local council and generally the time to brief broader design team for work packages.

detail design
upon confirmed schematic design progress plans, elevations and sectional drawings, develop detailed key area plans, internal elevations, initial detail callouts items, material and finishes scheduling.

construction documentation
further develop documentation to include door and window scheduling, construction details, clash detection with other disciplines, refinement of items, materials and finishes scheduling and progress through local authority approvals if required. Issue documentation for Tender.

contract administration
Upgrade documentation to issue for construction. Brief and supervise construction contractor during works to monitor quality, safety, provide feedback on site specific queries, coordinate consultant team response and supervise defect and liability period.
